Acoustical Ceiling Texture – asbestos popcorn ceilings in arizona

    Posted: Sunday, February 21st, 2010

    Acoustical Ceiling Texture (popcorn ceilings)

You have just bought an older home or you have lived in a pre 90’s home for a while and your thinking about removing those outdated, ugly popcorn ceilings. You should have the “popcorn” texture properly sampled & tested for asbestos by a EPA/AHERA certified building inspector and the samples need to analyzed at a certified NVLAP laboratory for PLM analysis BEFORE you disturb or start the removal process.

Most people have the perception and assume that if their home was built in the late 70’s or 80’s that asbestos is probably not present in the popcorn texture. This assumption is wrong and could lead to a very expensive decontamination of the house and contents if the material is found to contain asbestos after the removal process has begun.

When it comes to asbestos and your health and the health of your family, it is always better to be safe than sorry – Have it Tested

Call Jason at Envision3 Group today at (602) 492-MOLD for a free estimate on asbestos testing.

Interesting article about popcorn ceiling and asbestos removal:

Another case of asbestos worry – Philadelphia Housing Authority

LAST SEPTEMBER, Philadelphia Housing Authority plumbers ripped open Channel Saunders’ kitchen wall at the Hill Creek Apartments in Crescentville and removed leaky pipes.

The pipes were covered in a white gauzelike material, Saunders said. When the workers finished, they dumped the rusted pipes on her front patio, she said.

The University of Wisconsin-Stout in Menomonie might appeal seven asbestos-removal violations stemming from campus projects in 2009.

The violations were issued by the Wisconsin Department of Commerce, which originally charged the university with 50 counts of asbestos violations after state inspections of UW-Stout projects in May and June. The department revised its inspection report from the projects and released the shorter list of citations Wednesday.

    Arizona Asbestos NESHAP Questions Answered

    Posted: Sunday, January 10th, 2010

    1. I am a general contractor performing a tenent improvment on a suite in a building that was built in 2007, do i need to have an asbestos inspection since its a new building?  A: Yes, even if the building was built in 2007, you are rquired to at the very least have the materials you are disturbing during the renovation be testing by an AHERA certified building inspector.
    2. I have been contracted to demo a single family residential structure, thats owned by a private party and its the only structure on the property, I have had an asbestos  inspection and there is asbestos in the house do I need to file a NESHAP permit for the asbestos abatement? A: No, you do not need to file a NESHAP for the asbestos abatement. You will however, still need to file all applicable permits with the city and NESHAP for the actual demo of the residence. You would need to file a NESHAP permit if any of the following applied: The single family house was used as a business, is being demolished to make way for a business, had an additional detached structure on the property that was or could be lived in.
    3. We have a commercial building that we had inspected for asbestos last week, the report says that we have about 1,000 SF of floor tile and mastic that contains asbestos. We have hired an asbestos abatement contractor to remove the floor tile but leave the mastic as we are going to just overlay with new carpet. Do we need to file a NESHAP permit? A: No, as long as your abatement contractor is doing all the floor tile abatement by hand, utilizing NON-MECHANICAL methods.

Arizona Asbestos NESHAP Regulations for Demolition and Renovations

A pdf page outlining the asbestos NESHAP regulations for contractors in Arizona

    Renovations — Facilities undergoing renovations
must submit a NESHAPs notification if greater than
threshold amounts of RACM are disturbed.
    Threshold amounts are:
    • 260 linear feet (for materials on pipes)
    • 160 square feet (for surface areas)
    • 35 cubic feet (for materials

What everyone needs to remember when considering demolition or renovations of a facility is that NESHAP’s applys to All facilities, regardless of the date of construction.

If the project is in Maricopa County the following applies:

Thoroughly inspect the facility within 12 months of commencement of demolition or renovation activity. Include the date of this inspection on the written notification. *(All facilities, regardless of the date of construction)
